Introduction
As previously stated, zoning is the process of asigning public controls over the use of private lands. Typically, zoning controls issues such as development density, land use types, building setbacks, and landscaping or greenspace.
Two documents comprise a typical Zoning Docuement, the Zoning Map and the Zoning Regulations. Zoning Maps identifiy the diifferent land use types. For example, a city's Zoning Map would illustrate which districts are zoned commercial as opposed to industrial, light industrial, residential, etc. Zoning Regulations, on the other hand, are the written regulations that illustrate in words what the zoning regulations are. For example, the Zoning Regulations would define terms such as "front yard" versus "rear yard", as well as define exactly what the dimensions of a "rear yard setback" would be.
